A long-term UAE residence plan should not depend on a sales brochure's headline. Before you commit capital or reorganise your business around a Golden Visa, establish which category fits and what the authority will require from you.
This is general information. Your CPA and counsel confirm the details for your case.
Start with the authority's current position
ICP's guidance updated on 10 September 2026 describes Golden Residency as a renewable 10-year residence permit without a sponsor. Its categories include public investors, property investors and entrepreneurs. That is the authority's current position to use when starting your eligibility assessment. 1
There is a published inconsistency to resolve at application. The u.ae summary updated on 28 July 2026 describes five- or ten-year residency and gives five years for some property-investor and entrepreneur categories. ICP's September guidance and GDRFA's Dubai pages describe 10 years. Your category and permit terms are confirmed at application; do not treat conflicting summaries as interchangeable promises. 1, 2, 3, 4
A longer permit is useful only if the route fits your facts. Start with your existing business, investments and documents. Avoid choosing a category first and trying to reshape the evidence around it.
Entrepreneur routes have more than one entry point
ICP's September 2026 guidance describes an entrepreneur route for an SME in an approved field meeting an annual-revenue threshold. It also describes approval of a venture by an accredited incubator, the Ministry of Economy or a competent local authority, and a route based on previously founded ventures sold for a qualifying total value. Health insurance is required. 1
The financial thresholds are published in local currency. Confirm the current figure for the route you intend to use, rather than relying on a rounded USD conversion. Your evidence should show which route you are applying under and how the business meets its requirements.
GDRFA's Dubai entrepreneur service identifies nomination by Dubai Future Foundation and describes a 10-year permit. Include that nomination step in your plan if you are pursuing this route. A company licence alone is not the same document as a nomination. 2
Investor routes require evidence of the investment
ICP describes public-investment routes involving a qualifying deposit, company capital or shareholding, and a route tied to federal tax paid by a company in proportion to your holding. Its guidance states that the capital must be your own rather than borrowed and requires health insurance. Confirm the current figure and documents for the particular route. 1
Property has its own conditions. ICP's 2026 guidance allows qualifying property financed through approved local banks and qualifying off-plan purchases from approved developers, subject to the relevant investment threshold. GDRFA also describes a 10-year property-investor route and permits qualifying mortgaged property. 1, 3
That is a reason to examine the property and financing documents together. Do not assume that a general statement about mortgages establishes eligibility for your lender, purchase or ownership arrangement.
For the company-shareholding route, GDRFA identifies a UAE audit report among the evidence. Put the supporting financial records on your checklist at the start. 3
Time outside the UAE is part of the value
ICP's 2026 guidance exempts Golden Residency holders from the usual 180-day absence restriction. It also states that a permit lapses if it expires while the holder is outside the UAE. The exemption therefore does not remove the need to monitor expiry and renewal. 2
The u.ae summary describes family sponsorship and the ability to remain outside the UAE beyond six months without losing residence. ICP also requires the ability to support your family without government support. Plan the family position alongside your own application. 2, 4
What this means for you
Whether the Golden Visa is worth pursuing depends on what you need residency to do. Write down the importance of permit duration, travel flexibility, family plans and the evidence you already have. Then compare the application effort and current quoted cost with those needs. A long term on paper does not make an unsuitable category the right choice.
Common mistakes to avoid
- Treating every published summary as if it promises the same term for every category.
- Assuming company formation alone proves entrepreneur eligibility.
- Committing to an investment before confirming the route and its evidence requirements.
- Treating the absence exemption as permission to ignore the expiry date.
- Budgeting from a partial fee quotation without identifying the included application services.
What to do this month
- Identify your strongest category using documents you already hold. Separate evidence of revenue, venture approval, a business sale, property ownership or investment instead of combining unrelated routes.
- Confirm the current threshold and term with the application authority. Record the category and the date of that confirmation so your plan does not rest on an older summary.
- Collect the supporting records before making a commitment. Include the relevant ownership, financing or business documents, nomination where required, and insurance information.
- Build a family and renewal plan. List who needs residency, your expected travel and the permit dates you will need to monitor. Obtain a current itemised cost quotation.
Where FNC fits
Your residency plan should work alongside your company, banking and existing compliance responsibilities.
